Company History

David T. Tsao founded the Greenridge companies (Greenridge Development, Inc. and David T. Tsao & Associates, AIA) in 1988 to provide architectural design, general construction, and construction management services in the Greater Los Angeles area. In February 2008, David Tsao and Tim Oliver formed The Greenridge Group, LLC which was converted to The Greenridge Group, Inc (a California S Corporation) in March 2009. The Greenridge companies have served public and private sector clients including the Los Angeles Unified School District, Los Angeles Community College District, Delta Airlines, California Highway Patrol, the Aerospace Corporation, and several private developers.

The onset of 2023 marked a new chapter for Greenridge in that Ms. Pauline Yu acquired 100% of the company’s shares and was named President and CEO followed by her husband Mr. Sam Yu who came on board as the Managing Principal to oversee operations in April 2023.

Pauline Yu

Ms. Yu prior to acquiring Greenridge in January 2023 spent over 20+ years within the commercial property management sector working for large real estate investments trusts (REITs) like Hines, RREEF / Deutsche Bank, Douglas, Emmett &Co., TrizecHahn, and Jamieson Properties. Ms. Yu during her career in the commercial property management sector solidified her understanding of ‘customer service’ as part of the property management staff overseeing maintenance and operations for large, Class A high rise buildings and multi-structure complexes routinely exceeding one million gross square feet in occupied space.

Sam Yu, CCM, DBIA, LEED AP

Managing Principal

Mr. Yu has over 25+ years of construction and project management experience, particularly in major public works projects as well as educational, industrial, and federal facilities. He has served as project executive and principal-in-charge for numerous multi-billion programs including Department of General Services (DGS), Los Angeles Unified School District, Los Angeles World Airports, Los Angeles Community College District, Los Angeles Sheriff’s Department, Department of Defense, Department of the Navy, US Army Corps of Engineers to name a few and currently serves as Managing Principal for The Greenridge Group, Inc.

Anthony Tsao

Operations Manager

Anthony Tsao is the son of The Greenridge Group, Inc’s Founder, David Tsao, and began supporting The Greenridge Group, Inc. when his father passed away from lung cancer in 2017.  His initial responsibilities of administering and executing payroll duties grew over time to encompass a more comprehensive role for Greenridge.  He now serves as Operations Manager overseeing the company’s day-to-day activities and managing the corporate finance, billing, payroll, accounting and HR related functions. His decade of experience operating as a sole proprietorship in the real estate industry has taught him among many things, the value of tracking and analysis of business expenses and corporate cashflow, attention to detail and instruction, and the importance of clear and concise communication.

Helen Lee, PHR 

Talent Acquisition Manager

From an early age, Ms. Lee was exposed to diverse cultures through her father’s international construction projects and grew up watching him and his team build infrastructure, hospitals, and motorways across the Middle East and West Asia. These experiences shaped her passion for connecting people and building strong organizations.

Ms. Lee brings a diverse professional background and has played key leadership roles across multiple industries. She later transitioned into technology, where she led talent acquisition efforts for a start-up and supported backend and engineering R&D teams. Ms. Lee has also managed commercial real estate development projects from the ground up through tenant improvement.  Her goal is to help organizations grow by building high-performing teams and creating workplaces where people feel empowered, supported and set up for success.

Felipe Chuang, CCM

Program| Project Executive

Felipe Chuang is an accomplished Program and Project Executive with over 26 years of experience delivering complex construction projects valued at more than $2 billion. His expertise spans both public and private sectors, supporting local and state agencies, airports, and clients in the energy and life sciences industries.

Felipe has led major projects across diverse markets, including public education, aviation, and private developments such as the Thermal Development Lab. He specializes in all phases of project delivery—Pre-Construction, Construction, Construction Management, and Program Management—and is experienced with multiple delivery methods, including Construction Manager at Risk (CMAR), Progressive Design-Build (PDB), and Hard Bid. Notably, he served for five years on the Los Angeles International Airport (LAX) Midfield Satellite Concourse (MSC) project, navigating complex permitting and regulatory coordination with LADBS and LAWA.

At Greenridge Group, Felipe continues to bring his proactive leadership, collaborative approach, and commitment to excellence to major programs such as LAUSD’s modernization initiatives. Beyond his professional work, Felipe is passionate about community service, including building homes for families in need, visiting orphanages, and partnering with Cancer Children’s Hospital Los Angeles. His philosophy centers on building legacy together in people, processes, and projects.

Felipe holds a Master of Science in Construction Management from the University of Southern California (USC). Melbourne Lopez, P.E., CCM

Project Director

Mr. Lopez is a Project Director with 20 years of experience in Construction & Program Management specializing in new construction, modernization & renovation and improvements of K-12 schools in Southern California. He has expertise in managing project cost, schedule and quality from pre-design through closeout, commissioning and occupancy including facilitating project certification through the Division of the State Architect. He has implemented best management practices at various client locations such as Integrated Project Delivery, Design Build, Risk Management, Best Value Procurement and Quality Management.

Shelia Taylor

Project Director

Shelia Taylor is a recognized Project Executive with over 20 years of demonstrated success in the delivery of a diverse range of construction programs and projects valued at over $500 million. Although trained as an architect, Shelia’s professional career has been refined to that of a trusted Owner’s Representative spanning various sectors including affordable housing, transportation, heavy civil infrastructure, and education. She specializes in leading large agency projects with a keen understanding of what it means to manage the optics of such high-profile projects.

Stephen Kimball

Project Director

Mr. Kimball has worked on a wide range of project sectors under various expedited contracting methods including Design-Build, GMP, Negotiated Best Value, Progressive Design-Build, CMA, CMAR, CA 17406 Development and Lump Sum. He is recognized in the industry for his ability to isolate and resolve design and compliance issues early in a project’s evolution, and his aptitude and expertise are evidenced in the many successful projects with which he has been involved. Steve has extensive experience in the startup and management of large complex projects from concept through delivery, implementing effective communication procedures and management processes for all team components.

Douglas Cottone

Sr. Project Manager

Mr. Cottone has over 25 years of experience managing large-scale construction projects, including K-12 and College programs. His broad project and program management experience includes Project Engineering, Estimating, Project and Construction Management, Cost Engineering, Systems Management, and Field Engineering. Mr. Cottone has worked on several large educational programs, including a 12-campus $144 million LAUSD assignment.

He has an excellent understanding of all phases of project design and construction, including estimating and support functions.

Mr. Orozco has 12+ years of experience providing project management and construction management for both Federal and Public Agency infrastructure and facility contracts.  He is skilled at planning and managing staff and equipment resources to meet project quality, budget, and schedule requirements while maintaining site safety.  Mr. Orozco is an honorable veteran, former Army Engineer Officer with successful project management experience in a fast-paced multifaceted environment, and Owner’s Representative.

Mario Ceron

Sr. Project Manager

Mr. Ceron has 19 years of experience in relocation management having provided these services in an exemplary fashion at LACCD Valley College since April 2008 and for the complex and ever-changing internal relocations within the motion picture and television production facilities at Universal Studios from 2001-2005. The skills developed in coordination, scheduling and team building amongst often disparate interests and timelines, to bring projects to on time completion during his quality control position with the Walt Disney Company served his future clients well.  Mr. Ceron has demonstrated his abilities to coordinate the seamless procurement and installation of furniture, fixtures, and equipment (FF&E) with project designers, Building User Groups (BUG), College Project Leadership Team (CPLT) and the coordination of the often-complex campus staff move management process with General Contractor completion schedule and campus use needs. He maintains his diligence through the punch list and closeout phases to ensure completion of the assignments.

Hagop “Jack” Barsamian

Senior Project Manager

Mr. Barsamian brings 15+ years of experience working in public school projects with DSA and LEED standards and 10 years of experience in high-end luxury homes and commercial construction work. He has consistently increased responsibilities in the fields of construction, construction management, and maintenance & operations in a multi-site environment for 20+ years. Jack is an excellent communicator with strong time management skills and is able to multi-task and meet tight deadlines without compromising quality of work and the safety of others. Mr. Barsamian joined Greenridge in January 2024 and operates as an Owner Authorized Representative II for Los Angeles Unified School District’s Project Execution Team.

Catherine A. NeVille

DSA Program | Project Liaison

Catherine NeVille has over 30 years of experience in the construction industry specializing in the Division of the State Architect (DSA) process and over 23 years of higher education DSA field experience including serving the Los Angeles Community College District for 17+ years. She has been responsible for making sure DSA requirements were met and all required documentation submitted to DSA in order to achieve full certification by preventing obstacles from slowing down construction and resulting in claims. Catherine has developed an excellent working relationship with DSA representatives and has been instrumental in the resolution of site issues with the DSA and project personnel. In addition, she provides oversight in the selection and monitoring of Project Inspectors and Laboratory of Record firms additional fees to ensure budgets are maintained. She leads and develops people while promoting excellent morale with client relationships and controlling costs on every level.

William Merbach

General Constructability Specialist

Mr. Merbach has over 40 years of experience in the construction field with expertise in all phases of the process, from concept to completion, as a Project Superintendent.  With expertise in project planning, bidding, and awarding of numerous school projects with the Los Angeles Unified School District, Mr. Merbach has proven to be a valuable resource on educational and other public facilities projects.  He is knowledgeable of the day-to-day responsibility required on the construction site.  Mr. Merbach has served as Project Superintendent for numerous LAUSD school projects and large public commercial projects.  He currently serves as the sole Constructability Review Specialist – General for the Los Angeles Unified School District’s Project Execution Branch.

Paul Dempsey

Preconstruction | Constructability Services Lead

Mr. Dempsey brings more than 25 years of construction experience in a wide variety of markets including Education, Entertainment, Healthcare, Hospitality, Mixed-Use, Civic, Industrial, and Transportation, as well as delivery methods to include Guaranteed Maximum Price (GMP), Design-Build, CM at-Risk, Design-Bid-Build, CM, and Integrated Project Delivery (IPD). He is recognized as an industry leader for his comprehensive knowledge and innovative approach to preconstruction services. His in-depth knowledge, diversity of experience, and understanding of all aspects of construction enables him to quickly assess constructability and provide constructive solutions achieving the overall success of the project.

Mr. Li has over 21 years of diversified experience in the construction industry including: project management, construction management, and design/build management. Mr. Li has expertise in High Rise, Healthcare, Commercial, Seismic Retrofit Upgrades, Aviation, Critical Data Facilities, Education, and has significant experience working with local, state, and federal agencies including DSA, OSHPD, LADOT, LADBS, LADWP, and the County of Los Angeles Public Works. Project Manager

Mr. Aliaga is a Project Manager with over 9 years of experience providing assistance to program and project teams by executing various project delivery methods to meet client goals. Mr. Aliaga brings experience of managing civil design development and construction oversight for multiple projects and programs within various markets including County of Los Angeles, Los Angeles World Airports, public and private school districts (K-12 and higher ed), hospitals, and commercial developments. While working with Los Angeles County, Mr. Aliaga earned two Letters of Commendation from the Board of Supervisors, one from 1st District Supervisor, Ms. Hilda Solis, and the second from 4th District Supervisor, Ms. Janice Hahn. Mr. Aliaga is currently pursuing his CCM certification and serves as a Project Manager for the Los Angeles Community College District BUILD program.

Francisco Lopez
